Certified green building

GIBp1 | Required

Intent

To encourage the design, construction, and retrofit of buildings that utilize green building practices.

Requirements

Design, construct, or retrofit one whole building within the project to be certified through LEED for New Construction, LEED for Existing Buildings: Operations & Maintenance, LEED for Homes, LEED for Schools, LEED for Retail: New Construction, or LEED for Core and Shell (with at least 75% of the floor area certified under LEED for Commercial Interiors or LEED for Retail: Commercial Interiors), or through a green building rating system requiring review by independent, impartial, third-party certifying bodies that have either been accredited by an IAF accreditation body to, or could demonstrate compliance to, ISO 17021 or ISO/IEC Guide 65, and, when subsequently available, ISO/IEC 17065.

Explanation of changes

In order to comply with GIBp1 and GIBc1 using a green building rating system other than LEED, project teams must provide one of the following, in addition to the submittal form requirements for the project’s registered Stage:

  1. A formal certificate or signed document on official letterhead from the makers of the green building rating system that confirms certification reviews are conducted by independent, impartial, third-party certifying bodies and that such bodies are accredited to ISO Guide 65 from an accreditation body that is a member of the International Accreditation Forum (IAF)
  2. OR

  3. A quality manual or supporting documentation from the makers of the green building rating system that shows compliance with the quality measures
    listed below that are in accordance with ISO 17021 or ISO/IEC Guide 65 (documentation must be on official letterhead or otherwise clearly created by the makers of the green building rating system, not the LEED project team).

The makers of the green building rating system must have a documented quality system for their certification bodies that covers the following key elements of ISO 17021 or ISO/IEC Guide 65 (for further explanation, consult the full text of either standard):

  1. Initial and continual training of personnel
  2. Periodic (usually annual) assessment of staff performance
  3. Confidentiality controls
  4. Conflict of interest statement
  5. Organizational chart
  6. Roles and responsibilities and/or job descriptions
  7. Document control
  8. Internal audit
  9. Management review
  10. Financial stability
