Environmental site assessment

SSp2 | Possible point

GBCI Reviewer Tip

Common issue: Remediation reports are provided for projects whose sites are found to be contaminated. However, the standard to which the site was remediated is often unclear, and it is also frequently unclear whether the remediation was done in accordance with the applicable prerequisite requirements and has been remediated to residential (unrestricted) use.

Suggestions: Ensure that when providing documentation such as Phase I or Phase II ESA Reports, the relevant information is clearly highlighted. If contaminated, ensure the documentation clearly indicates which remediation standard was followed, and shows that the remediation meets residential standards.

site assessment
an evaluation of an area’s aboveground and subsurface characteristics, including its structures, geology, and hydrology. Site assessments typically help
determine whether contamination has occurred and the extent and concentration of any release of pollutants. Remediation decisions rely on information
generated during site assessments.
