Chesapeake Realty Partners' "1901 South Charles Street," is an urban infill project in South Baltimore consisting of 193 rental units with an attached, 280-space parking garage. Total floor area of the building is 217,000 square feet. The apartment building, a USGBC Maryland Wintergreen Award Winner, achieved LEED for Homes Gold Certification.
The site had been an eyesore in the community, previously occupied by a 25,000-square-foot, old industrial building. The building includes a fitness center, yoga studio, club room, and an upscale courtyard. The Courtyard was constructed with recycled materials from the previously existing building on site. Other features include Energy Star® rated units and appliances, a light-colored roof, water-efficient plumbing, irrigation systems, and high performance windows. The contractor for this building was Clark Builders Group , while the architect was J. Davis Architects PLLC. MaGrann Associates served as energy and green building consultant.
