The mall opened as the flagship store of Aeon Mall in December 2013 and is the first LEED Gold certified shopping mall in Japan.

Aeon Mall Makuhari New City consists of Grand Mall, Pet Mall, Family Mall and Active Mall. The mall opened as the flagship store of Aeon Mall in December 2013 and is the first LEED Gold certified shopping mall in Japan. In addition to the Family Mall and Active Mall, the Grand Mall and Pet Mall also achieved LEED Gold certification.  
 
Key features/achievements
 
Advanced LED lighting equipment and a renewable energy generation system enable more than 30% in energy savings, exceeding the criteria determined by the ASHRAE 90.1-2007 standard.
 
The project site was designated as a brownfield under related laws and regulation. The remediation effort removed hazardous materials from the site’s soil properly. The local government confirmed the results of remediation and approved to use the site as a greenfield.
 
As a result of selecting native plants and introducing a drip irrigation system, the system requires less water than half of what is needed in general practices.
 
In order to reduce the environmental impact of automobile use, preferred parking for fuel-efficient vehicles is available and the bus terminal is built next to the site. For easy access without vehicles, customers and employees can use several bus routes from various railway stations.
 
In addition to policies of energy saving and waste control, Aeon Mall Makuhari New City aims to provide more comfortable spaces for shoppers as well as tenant stores of the mall through implementation of a LEED certification procedure. Aeon Mall will develop a town in line with nature by introducing the latest technologies to minimize its environmental impact, and create a mechanism to protect the local ecology.
 
Goals and motivations
 
What were the top overarching goals and objectives?
 
Our ambition was not only to make Aeon Mall Makuhari New City Japan’s first large-scale shopping mall with advanced environmental features, but also to create a distinguished green building project recognized at the international level.
 
The project was developed under an overarching concept for building a “Smart Community”. The three key pillars of this concept are
1) Introduction of advanced environmental technologies;
2) A business continuity plan (BCP) in case of natural disasters or other emergencies;
3) Efficient use of information systems.
 
By setting LEED certification as our goal, we gained additional motivation for enhancing the use of renewable energy and energy co-generation technologies. Apart from being good for the environment, these technologies contribute to the community’s resilience by becoming an essential source of energy during natural disasters, which, unfortunately, are not rare in Japan.
 
Strategies
 
What were the most notable strategies used to earn LEED credits?
 
In the Sustainable Sites category, Aeon Mall Makuhari New City Family Mall / Active Mall was awarded 22   of 28 total points. The project is located in an urban area with a density of at least 8,035 square meters/hectare of buildable land and is pedestrian accessible. Additionally, there is a bus terminal next to the site. Visitors and employees can use several bus routes from various railway stations. Furthermore, there are ample bicycle storage areas available. 
 
Process
 
How was integrative process applied and what was the greatest benefit gained?
 
During this project we put a lot of emphasis on teamwork. Working on a green building requires cooperation between various actors: architects, constructors, energy modelling specialists, commissioning authorities, green building consultants and many others. Furthermore, realizing the importance of information-based decision-making, we made efforts to collect precise data and conduct thorough cost-benefit analysis of different options in order to find the best solutions to achieve LEED certification in a cost-efficient way.

Aside from LEED certification, what do you consider key project successes?
 
What was the value of applying LEED to this project?
 
As part of its Corporate Social Responsibility strategy, Aeon engages in various environmental and social activities, with a particular focus on projects that contribute to local communities. In this light, Aeon Mall Makuhari New City is especially proud to be a facility capable of providing shelter and relief in case of disaster outbreak. In the process of earning LEED certification, we discovered a more integrated approach to energy use, including the introduction of renewable energy and cogeneration technologies that can work continuously during blackouts.
 
In pursuing LEED certification, all involved parties could learn new sustainable building practices. This includes not only architects and constructors, but a wide range of stakeholders such as building tenants, shoppers, AEON employees and local citizens. That being said, LEED has become a powerful tool for raising overall environmental awareness of business owners and general public.      
 
Lessons learned
 
What project challenges became important lessons learned?
 
For us it was an extremely valuable experience to learn a way of thinking about green buildings from a global point of view. For example, there is a difference between water efficient equipment standards in Japan and those required by LEED. Furthermore, measuring energy use based on electricity bills, rather than on the actual amount of consumed energy, is something we never thought about before. Besides, through LEED we learned that it is important to measure air pressure differences between a smoking room and all adjacent rooms. 
 
One of the biggest challenges we faced in the certification process was aligning the construction schedule with LEED documentation review schedule. The speed of construction in Japan is very high, and we had to be inventive in order to minimize the time and budget costs which stemmed from the mismatch of schedules. Eventually, in future projects we hope to achieve better synchronicity between construction and LEED submittal review processes.
