Boulder Associates Sacramento offices relocated in 2008 to a 7,500 square foot space in Midtown Sacramento. This gut-rehab project of an existing bank building was the second opportunity for the firm to focus on their commitment to sustainable design within their own work space and showcase new products and materials that are being introduced to the market.

With eight different low-flow plumbing fixtures installed throughout the office, the space is a showcase of water-saving options. Including a variety of fixtures increases employee awareness about the options available and gives clients a chance to use and see these fixtures first-hand. The combination of dual-flush and ultra-low flush water closets, low-flow faucets and a low-flow shower resulted in a water-use reduction of 47% for the project.

Occupancy sensors, dual-level switching and daylighting responsive controls were installed throughout the office for increased energy savings and resulted in the receipt of incentive money from the local utility. Every appliance and piece of equipment in the space holds the ENERGY STAR designation for energy-efficiency. Through the purchase of renewable energy credits for wind power, 100% of the carbon dioxide produced by office energy use has been offset.

Although the existing vault door remains in place, the team was able to donate the remaining doors along with cabinetry to the local habitat for humanity. Insulation and toilet accessories were also salvaged and reused within the new space. The dedication of the contractor and team to this effort resulted in 79% of the waste from the project being reused or recycled. Additionally, new materials selected were scrutinized for sustainable qualities and incorporated from the moment you step into the space. The reception desk is made from rapidly renewable wheat straw fibers, FSC-certified post-consumer recycled paper and a phenolic resin from cashew nut shells. On the floor the PVC-free cork, linoleum and carpet tile were selected for their beauty and low-maintenance requirements. Overall, 37% of materials were documented as being locally manufactured, 22% contain recycled content and 10% are from rapidly renewable resources.

The principal in charge of the project summed up the project’s success stating “The resulting space is a beautiful, warm, space; a positive environment, and one that highlights sustainable design as indistinguishable from good design and vice versa”. With sustainability as a key design driver, the project achieved LEED Gold certification in 2008.
