Zoned in an industrial area of Northwest Singapore due to regulatory requirements, this project took full advantage of natural building orientation, enlarging the window openings to maximize daylight into the office. Adaptive controls, such as motion and photo-sensitive sensors, allow the office to optimize energy consumption for lighting systems. Air-conditioning systems, a key component to energy consumption in tropical Singapore, were also zoned, and linked to outdoor air intakes where sensors managed interior CO2 levels for optimal occupant comfort and productivity.
All water fixtures were compliant to the highest local and international standards for sustainability. These water-saving features include low-flow toilets, urinals and faucets. All three levels of the office were installed with both water and electrical sub-meters, providing the basis for future improvements.
Environmental considerations were paramount in material selection, with all carpets, workstations, paints and adhesives used green-certified with low-VOC (volatile organic compound) content. Indoor environment quality was meticulously controlled, with pre-occupancy tests compliant to both LEED and local standards. Due to the host of installations managing air quality, the indoor air has been tested to be a significant improvement to the outdoor air in the immediate vicinity.
Facility Link’s experience in local sustainable construction ensured that over 95% of the construction debris was recycled. This focus on recycling extends well beyond the construction phase, with receptacles for recycling paper, metal and plastics available at all levels of the office.
This office, in terms of green features, aesthetics and construction, scores highly in staff satisfaction, with over 90% approval ratings in post-occupancy feedback exercises.
