UC Davis Medical Group’s Midtown Ambulatory Care Center is the result of an effort to provide a central patient care focus, gathering in several existing clinics that were scattered throughout Sacramento. This process brought various primary and specialty care services into the midtown location, bringing adult and pediatric primary care together in one convenient facility for patients who live and work in the downtown Sacramento area.

The 90,000 square foot clinic started on its path to environmental stewardship by locating in a LEED Core and Shell certified building, which provided a fine platform for the pursuit of a LEED Commercial Interiors Gold certification. Located in an existing East Sacramento neighborhood, the Midtown Clinic provides ready alternative transportation access to patients, with five bus routes located within a quarter mile. The location also makes available readily-walkable connectivity to a wide array of local businesses for its employees. Cyclists can take advantage of covered bicycle parking and shower/changing rooms.

Energy efficiency was a primary focus in the project, underscored by the 98 percent ENERGY STAR rated equipment and appliances, bringing an Exemplary Performance point to the scoresheet. LEDs were used throughout the building where new lighting was installed. Efficient HVAC processes coupled with a well-tuned BAS enabled the project to receive a Regional Priority credit in this category. Overall, the well-designed energy program achieved savings of 26 percent over Title 24 in non-OSHPD areas, and 13 percent in OSHPD area, yielding a substantial incentive from the utility’s Savings By Design program. Finally, two years’ worth of Renewable Energy Credits were obtained to offset 100 percent of the carbon dioxide produced by facility energy use.

Key components in enhancing the patient experience, low-emitting materials were used throughout the project, including adhesives, coatings, and flooring systems. Patient room cabinetry and similar were constructed of materials containing no added urea-formaldehyde resins. The ANSI/BIFMA compliance of Steelcase systems furniture and seating was readily documented, permitting the project to be awarded points in all low-emitting materials credits.

A number of vendors provided waste diversion documentation for a variety of construction and demolition waste materials, which totaled up to 82 percent of the waste being diverted from landfill, achieving another Regional Priority credit.

Fine work by the design team and construction crews brought all of these elements together to not only build a fine primary care clinic, but to also achieve LEED Gold in the process.
