The University of North Florida (UNF) wants to be a responsible steward of the community and to reap the benefits of a LEED-certified building in operating costs.

The UNF College of Education and Human Services is the second LEED Gold building on UNF's campus. The first was the UNF Student Union. The UNF College of Education and Human Services is the fourth building to achieve LEED Certification on campus. This three-story, 98,000-square-foot building's major components include teaching methods classrooms, a model technology classroom, a multi-purpose classroom, an American sign language lab, an assistive technology lab, teaching labs, faculty offices, auditoriums, meeting space, student services, and a library. Building systems include CCTV security systems and state-of-the art classroom audiovisual systems.

The building enables College of Education and Human Services faculty, staff and programs to be together under one roof for the first time in years. The initial goal of the project was to achieve LEED Silver certification, but the project ultimately achieved LEED Gold. Energy-saving measures, recycled materials, and natural light are employed throughout the building. The HVAC system achieved energy reduction 23% below ASHRAE 90.1. Demand-control ventilation was achieved by designing dual-duct terminal boxes for all densely occupied spaces; the energy recovery systems pre-condition and exchange heat from the outdoor air to the exhaust air in the summer and vice-versa in the winter. Potable water use was reduced by 39% compared to baseline by including the campus standards of low-flow water closets and faucets, as well as waterless urinals. Additionally, no potable water is used for irrigation and low-irrigation landscape design limits overall water use on the site.

Site context

The University of North Florida campus core is nestled among 1,400 acres that include nature trails and areas reserved for nature and wildlife habitat. The building is situated immediately adjacent to an open space area; the new LEED Gold student union is located on the other side. Two bus routes and multiple bus stops service the immediate area. Prior to construction of the building, the site consisted of a 330-plus-space parking lot; following construction, parking on-site was reduced to less than 80.
