Join USGBC New York Upstate for a private tour of Hemsin House, a two-story home completed in March 2017 on a hilltop overlooking Cayuga Lake in Ithaca. This innovative building is slated to earn both the LEED for Homes Platinum and Zero Energy designations.

The integrative design process drew on the talents of a strong local project team, consisting of architect Ernie Bayles, construction manager Michael Carpenter, and Courtney Royal, LEED AP and LEED For Homes Green Rater, with engineering support by Umit Sirt, PE. The husband and wife team of Royal and Sirt is the owner/builder of the residence. Both are employed at Taitem Engineering.

During this tour, Royal and Sirt will describe their overarching goals and the considerations that guided the design process. They will discuss how the light-filled interior was created with a relatively low 15 percent Window to Wall Ratio (WWR), wedged walls surrounding all windows, and the use of highly reflective paints and surfaces. Participants will get a close up look at the heat pump technology which provides for clothes drying, domestic hot water, and of course heating and cooling.

They will also learn about natural materials, such as reclaimed and local hardwoods, used throughout the building. Walking the site, the designers will discuss onsite rainwater management planned for the future, including the use of a grassed swale and native drought tolerant landscaping.
