Inquiry
Our project is a high-rise residential building in Manhattan with one floor of retail space. The project\'s projected population is 516 residents and 16 FTE. The retail population is excluded from these figures because the retail space will be fit out by others. The project includes no parking, earning SSc4.4. The project would like to earn SSc4.3 by providing building occupants access to hybrid Zipcars. The Owner of our project proposes to lease 2 parking spaces in an existing and neighboring garage to the project, and sign a contract with ZipCar that ensures Zipcar will keep 2 cars in these spots for a minimum of 2 years. Zipcar and the Owner will negotiate the contract terms required to achieve that goal. Our project calculated the need for 2 Zipcars based on 3% of the combined residential and FTE population, and Zipcar\'s assumption that 1 car services 8 customers in Manhattan: (0.03)*(532)*(1/8) = 2 To generalize these requirements for other projects: 1. Project will contract with Zipcar to locate hybrid Zipcars in a neighboring parking facility for a minimum of 2 years. Contract terms may vary by project and Zipcar outfit. LEED reviewer may request copy of Zipcar Contract if auditing the credit. 2. Parking facility must be within 1/4 mile of the project, as measured by walking or bus route. 3. Project to ensure sufficient Zipcars are provided to service 3% of the building\'s projected occupancy, using Zipcar\'s assumptions for car to customer ratio in the project\'s community. LEED reviewer may request documentation of Zipcar\'s assumptions if auditing the credit. 4. To document the credit, Project team will complete SSc4.3 LEED-Online template with a narrative describing the Zipcar arrangement and calculations for the number of Zipcars provided.
