Inquiry

We are an architectural firm buying an existing building in a downtown urban environment. As such, there is on-street parking, none of which is dedicated to the actual employees of our building. The on-street parking is on a first-come first serve basis. We also intend to occupy approximately 73% of the building and lease out approximately 27% of the building. We intend to seek certification for the entire building under the LEED CI v2.0 checklist. Based on the fact that our architectural practice will occupy only 73% of the building, can we attempt SSc3.3 under Case A, whereby "no parking will be provided or subsidized for tenant occupants". Obviously, with city-owned on-street parking adjacent to the building, we cannot designate car-pool or van-pool parking spaces. Also, would the purchase of a "company" hybrid vehicle for staff use in running daily errands during business hours and having this vehicle in a "subsidized" space preclude the taking of credit SSc3.3? Could we still take SSc3.3 and also use the hybrid vehicle in helping meet the requirement under LEED CI v2.0 credit SSc1.0 Option L whereby we can use SSc4.3 under LEED NC v2.2?
