Inquiry

This project is seeking compliance with the requirements specific to option 2 - community connectivity. While this project does not qualify as an urban area the site was developed in 1910 and the redevelopment project has been designed to maximize the use of existing infrastructure. The protection and preservation of the unique natural resources of the area has been ensured by focusing construction impacts on areas of existing development. Several buildings were relocated from the project area to other areas on campus for reuse.\n\nThe project is able to identify at least 10 basic services within 1/2 mile as this non-profit facility is designed to be a self sufficient and full service conference area that is popular with families and large groups that often do not leave the campus during their visit.\n\nThe question posed in this CIR is in reference to the residential density requirement. As mentioned this facility is self-sufficient and provides living facilities for 500 out of a total of 600 peak employees/volunteer service staff. These facilities are within 1/2 mile of the project area and meet the density requirements. We are requesting that these employee housing facilities qualify as a residential zone as outlined in the credit requirements. While the project does have different use patterns during different times of year these ratios of on-site service personnel housing use versus service personnel who commute remain consistent year-round.
