This 8-story LEED Multifamily Platinum certified building includes residential, retail, and restaurant space. Adjacent to one of the most sustainable buildings in the world, the Bullitt Center, the project aims to create a building that not only meets the requirements of LEED, but also suits the energetic, environmentally conscious Capitol Hill neighborhood. Health and wellness is central to the Chloe on Madison residential experience. Categorized as a “Walker’s Paradise,” the site boasts a 99 out of 100 Walk Score with “Excellent Transit and “Very Bikeable” designations. There are dozens of amenities and community resources within a short half-mile walk of Chloe: hip restaurants, nightlife, grocery stores, and parks. Within Chloe on Madison, designing for health and wellness resulted in 56 bicycle storage spaces; healthier air quality as a result of low VOC (volatile organic compounds) paints, adhesives, sealants, coatings, carpets, flooring, and insulation; rooftop amenity space for gathering, grilling, and views of the neighborhood, foster community and connection to nature; an interior courtyard as a green oasis to find calm in the city; walk-off mats in the main entries to minimize pollutants entering the building; and a no-smoking policy in or around the building. The project team also created and enforced Construction IAQ Management Plan and completed a flush-out of the building prior to occupancy. Additionally, the Chloe on Madison property management team utilizes nontoxic pest control solutions to reduce the negative human and animal health impacts associated with chemicals used in traditional pest control methods.
Chloe on Madison is sustainably designed. In the construction of the project, more than 75% of construction waste was recycled rather than ending up in a landfill. For residents, compost chutes are provided to enable convenient, proper disposal of food waste. Fixtures and systems were selected to reduce indoor and outdoor water use, including water-saving showerheads, faucets, and toilets; ENERGY STAR dishwashers and clothes washers; native, adaptive plants, requiring less irrigation; and water-saving irrigation systems, such as EPA WaterSense spray heads and drip irrigation in planters.
The site also mitigates carbon emissions through a number of strategies. In construction, locally produced products (sourced from less than 500 miles from the project site) were included in the design to reduce carbon emissions associated with shipping, therefore improved the carbon footprint of this building. These materials include interior and exterior wall framing; floor and roof framing; aggregate and concrete foundations; and sheathing. The design team also achieved a 30.5% energy cost savings goal compared to baseline by incorporating ENERGY Star clothes washers, dishwashers, refrigerators, bathroom fans; LED lighting; occupancy sensors for lighting and ventilation systems; energy efficient heating and cooling with controllable mini split heat pumps in units; and a 95% efficient boiler for hot water heating. Additionally, for residents, the building includes eight electric vehicle charging stations.
Originally targeting LEED Gold certification, the Chloe on Madison team was ultimately able to achieve LEED Platinum certification by carefully evaluating and over-achieving in key credit categories, resulting in the aforementioned health and wellness; sustainability; and carbon strategies.
