5601 Fishers Lane is a commercial office building recently completed for the sole use of a GSA tenant. Featuring a new pre-cast and terra cotta exterior, the building contains 515,000 square feet of Class A office space in a beautiful setting. The project is located less than half a mile from the Twinbrook Metro Station in an area that is growing communally as well as economically. Additionally, the property contains a 600-space parking deck, a large outdoor seating terrace, an employee cafeteria, an employee fitness center, and a one mile long bike path connecting Veirs Mill Rd. and Rock Creek Trail. 5601 Fishers Lane is a state-of-the art example of efficiency and tenant amenities that will serve the Twinbrook community for years to come.

5601 Fishers Lane received LEED Core and Shell Silver Certification in 2014. The property conserves water through the use of highly efficient plumbing fixtures that were installed with automatic flush/flow valves. These innovations have led to a potable water usage reduction of 40.6 percent. An 8,400 square foot vegetated roof not only prevents stormwater run-off, but also reduces the heat island effect.

Energy conservation was also factored into the design of the project. The office space utilizes natural light from windows that are never enclosed. This has removed excess lighting fixtures by 23.88 percent. The lights that are used within the building are energy-efficient and an energy management system is used to conserve energy on a real-time basis. The nearby Twinbrook Metro station and new bike path give tenants many options for alternative transportation reducing the building’s carbon footprint. 5601 Fishers Lane is a truly positive story for the surrounding area and its sustainable features are an example of what responsible building is all about.
