77 K St is a 338,000 sf office building serving a diverse tenant base in the NoMa neighborhood of Washington, D.C. The property recently achieved LEED v4.1 O+M Platinum Certification as well as a certified ENERGY STAR Score of 88 in 2022. Brookfield also achieved the WELL Health-Safety Rating, Fitwel Viral Response Certified, and UL Healthy Buildings certification for the property. 77 K St has had a long commitment to ENERGY STAR Certifications and benchmarking reporting with annual certified scores going back to 2012 with an average score of 91. The 77 K St building was originally certified LEED Core and Shell Silver in 2010 and then in 2011 two of its tenants also achieved LEED Commercial Interior Certifications (Gold and Certified).

With a heightened focus on benchmarking tracking, the property set EUI reduction goals and was able to track improvements with real-time energy consumption data. With the emergence of the BEPS program, this benchmarking analysis became even more critical to the success of the building. Through the long commitment to ENERGY STAR benchmarking and with the high-performance scores achieved over the years, the 77 K St property was in a prime position to meet the BEPS minimum thresholds for energy performance. This helps the city meet the energy and climate goals of the Sustainable DC plan and further reduce greenhouse gas emissions as well as energy consumption to meet the goals of a 50% reduction by 2032.

The 77 K St property joined the Brookfield community solar program by installing 68.3 kW of PV panels on the rooftop of the building. The energy generated by this renewable energy source ties directly into the utility grid and is used to offset the utility bills of low-income housing tenants in the surrounding DC area. This was a groundbreaking program that Brookfield and Nixon Peabody developed together to support the direct DC community.

77 K St also has many elements of occupant comfort and improved indoor environmental quality throughout the space. Brookfield installed WellStat systems throughout the building to monitor real-time air quality. This system provides a real-time dashboard for Brookfield to review the overall air quality of a variety of parameters throughout the different floors of the building. Brookfield also has an ongoing contract with UL to perform annual air quality testing throughout the entire building. This testing was used to verify the WellStat data and confirm that the building is providing high-quality air to the occupants. This was supported by the entry of the TVOC and CO2 readings into Arc that resulted in the project maximizing the Indoor Environmental Quality Performance points.
