Situated in uptown Charlotte, NC, the location for the Canopy REALTOR® Association’s 56,000 sf headquarters was strategically conceived to be a centralized, convenient destination for members to take advantage of membership benefits. This objective soon evolved into a multi-faceted, community-driven vision, with room for an all-encompassing master plan that would continue to enhance and revitalize the surrounding neighborhood for years to come. Aspects included urban street linkages into the neighborhood, more amenity offerings in the quickly developing midtown market, and further infusion of support of the revitalization of Pearl Park, one of Mecklenburg County's most historic parks that opened in the early 1940s for the African American community.

This goal was a direct reflection of the client’s Canopy Housing Foundation, which has a mission of creating housing opportunities through advocacy, education, funding and leadership. All these factors made it clear to the client that their new building needed to be a tribute to the community they serve and a visible testament to how they care about more than just real estate sales. While it might have been easier to sell the entire parcel outright to the developer and move to another location, this urban infill opportunity achieved all of their goals while remaining strong stewards of our environment, improving local connectivity and making Pearl Park more accessible to the surrounding community, all of which further enhanced the vibrant and pedestrian friendly midtown area. The goal of pursuing LEED certification was established early in the design strategy sessions. To the Canopy REALTOR® Association, being green isn’t just about the environment; it is also about the comfort of building occupants and their wellbeing.
