CEIBA is located at 1351 Avenida 5 de Febrero in Santiago de Querétaro. It is a modern corporate building of 11,139 m² across five levels, within the Campus Empresalia. It is located in a developed area, close to residential zones and services, offering bicycle parking and access to bike lanes. CEIBA conducted an environmental impact assessment and implemented an erosion and sedimentation control plan during construction. The building features 1,156 m² of open pedestrian space, 50% of which is covered with vegetation, and achieves an 84% reduction in potable water use through efficient fixtures and wastewater treatment, which is reused in toilets and green areas. Additionally, it has native or adapted plant species that require little to no irrigation. In terms of energy, an efficient air conditioning system was designed (the campus features a chilled water plant that supplies chilled water to CEIBA and other buildings), lighting energy consumption was reduced, achieving a 22% savings in annual energy costs. Additionally, the building is equipped with solar panels for renewable energy. A waste management plan diverted 5% of waste towards recycling, and the campus has designated areas for the separation and temporary storage of recyclables. CEIBA has a ventilation system that renews the air in all regularly occupied spaces, exceeding the minimum ASHRAE rates by 30%, and it is 100% smoke-free. 56% of the interior spaces receive adequate natural lighting, and 75% have outside views . Some sustainable strategies, such as water use reduction, achieved exemplary performance under LEED credits, and a green education program and OM starter kit were also implemented, with the participation of a LEED Accredited Professional to facilitate team integration throughout the certification process.
