The main goal of City View was to develop and build a housing complex that incorporates sustainable building and design as well as promote occupant health and wellness. Located in South East Washington DC, City View has 58 units and was designed and developed with resiliency and energy efficiency in mind. The project incorporated the following sustainable strategies:

The sustainable strategies that the project team incorporated to City View resulted in the following results:

  • Stormwater Management. The project is located on a steep area that made stormwater somewhat of a challenge. The team ended up installing bioretention ponds capable of managing the 98th percentile storm event. Only native and adaptive plantings were used. Since all plantings in this project assist with Stormwater, irrigation was not required.
  • The project team has installed an array of PV Panels on the roof which assists with the total energy cost savings for this project (70 kw)
  • The project team sourced 78% of their concrete aggregate within 100 miles of the project site. Reducing transportation emissions, embodied carbon, and costs.
  • All flooring and paints/coating products met Low Emitting requirements. This was important for the project team to incorporate considering the health impacts finishes within residential units can have on the occupants.
  • The project team added R-4 insulation to all hot water piping. This results in less heat escaping from the pipes carrying hot water which in turn results in the occupants using less water and energy.
  • The project team found a lot of value in the trades training aspect of the Integrative Project Team. Due to this, the project was easily able to pass all blower door and duct leakage testing.
  • Environmental Product Declarations. Beyond just Low-Emitting, the project team wanted to demonstrate their commitment to sustainability by selecting 20+ products that had EPDs. As an Innovation credit under the LEED MFMR rating system, the process of selecting and using materials with EPDs demonstrated the project team's commitment to manufacturer transparency of cradle-to-gate impacts of materials. The sustainable strategies that the project team incorporated to City View resulted in the following results:
  • 54.58% water savings (9 points). Achieved through no permanent irrigation of plants, the use of low flow and WaterSense fixtures, as well as ENERGY STAR rated appliances.
  • 37% total energy cost savings (30 points – maxed out). Achieved by including PV Panels, ENERGY STAR appliances, Lighting Design, and energy-efficient unit sizes.
  • 82.6% Waste Diversion Rate.
  • 25% Reduction in peak dwelling unit lighting power attributed to the use of high efficacy LED lighting fixtures.
  • 30% improvement in rated apartment system cooling performance (15.5 SEER)
