Irwindale Distribution Center 1, certified as LEED Platinum, is the first of Prologis’ (formerly Duke Realty) Smart Building program that partners with tenants during the design process to incorporate intelligent and sustainable features. The project features a Building Automation System (BAS) that allows tenants to remotely access and operate lighting and temperature controls, a smart metering system, solar panels, and high-efficiency mechanical systems. The building design reduced the global warming potential by 11% and is set to reduce the project's greenhouse gas emissions by 800,000 CO2 equivalents per year by industry comparison.
The smart metering system collects energy consumption and power-quality information from lighting and mechanical systems. This system incorporates LED lighting monitoring sensors that adjust lighting brightness based on available daylight. Skylights and perimeter glazing contribute to 63% spatial daylight autonomy. The roof features 616 kW of solar panels that offset 90% of the warehouse's energy usage and contribute to 92% annual energy cost savings. The warehouse also uses high-efficiency air conditioning systems, industrial fans, and gravity vents to minimize the need for external heating and cooling and to improve air quality.
Utilizing water-saving methods including drought-tolerant landscaping, high-efficiency and reclaimed water irrigation systems, and low-flow plumbing resulted in a 75% reduction in water usage. The materials used in construction were carefully selected, with 31+ having environmental product declarations and 12+ having material ingredient reporting. Additionally, 80% of waste from construction was diverted from landfills.
