The project site is in what was historically rail yards with supporting industrial and warehouse uses and was occupied by a warehouse and small office building immediately prior to redevelopment. The Metropolitan Branch Trail, a significant north-south bicycle route through the city, along with Metro and the newly constructed Alethia Tanner Park sit just to the east of the property. The design intent centers on the extension of Quincy Place through the site in the style of a woonerf to provide connectivity to and through the larger community. Discouraging significant vehicular use of this connection will be achieved through the implementation of a narrower wandering path for cars. There are no curbs to encourage pedestrian use of the entire space. There is active retail and innovative maker space along the west building frontage and woonerf followed by a central plaza and additional small format retail space on the east street frontage. Various upper floor setbacks provide smooth transitions to neighboring buildings as well as provide abundant exterior spaces for residents.
