Part of Fibra MTY portfolio, Esfera - La Perla is located in Zapopan, Mexico; This building is part of the La Perla District, characterized by having a first-class infrastructure and encouraging a new work dynamic. This project is LEED Gold® after achieving 72 points on the Operations and Maintenance v4.1 rating system. The building’s performance was evaluated with the help of the Arc platform, which served to maintain good sustainability practices, enhance occupant satisfaction, and reduce environmental impact.
As part of its commitment to sustainability, Esfera – La Perla implemented various sustainable strategies such as:
- Water conservation through water use best practices campaigns
- Waste management through source reduction, separation and recycling of paper, cardboard, metal, plastic, and glass, and safe disposal of batteries, lamps, and electronic waste
- Energy-efficient measures such as LED luminaires and major maintenance to HVAC systems
- Ensuring the well-being and comfort of occupants through indoor air quality testing and the reengineering of the building’s ventilation system
- Conducting surveys to identify areas of improvement regarding occupant satisfaction and general building status
- Monitoring of HVAC and lighting systems, and water and energy metering through comprehensive BMS controls
- Establishing Operation and Maintenance policies such as green cleaning, environmentally preferable purchasing, renovations and waste management
- Promoting Green Building Education through a guided tour highlighting the sustainable practices implemented in the building
Esfera – La Perla is one of the eleven buildings Fibra MTY certified during 2022 using LEED Operations and Maintenance v4.1 rating system.
