FADESA Manta, an industrial production plant in the city of Manta, Ecuador, obtained the LEED certification for new construction, incorporating strategies for relating to the environment, design and efficient systems that allow for greater energy efficiency, lower water consumption, lower impact on the environment and better comfort conditions for its users.

FADESA incorporates storm water management strategies, and the use of high reflectance materials to reduce the heat island effect and temperatures in the environment, which contribute to maintaining adequate conditions around its area of influence.

All the sanitary pieces installed in FADESA are highly efficient pieces, to reduce water consumption by 40% in relation to a conventional industrial plant, while the project also incorporates a wastewater treatment system, for reuse in sanitary fixtures in the same building to reduce the use of potable water by 80% and thus to discharge clean water, reducing the impact on the environment and municipal systems.

FADESA achieved a 15% reduction in energy consumption compared to a similar industrial building thanks to all the efficient strategies and systems that were part of the project.

Through adequate orientation, the use of diffuser windows to the north and south facades as well as skylights, FADESA takes advantage of natural lighting.  Advanced high-performance LED lighting systems, combined with natural input measurement controls, dim the lights inside the premises to reduce consumption, maintaining optimal conditions at all times.  

The air conditioning and mechanical ventilation systems are the most efficient systems available, with control of refrigerant use and verification of interior air injection to maintain the best thermal conditions inside the premises, achieving energy efficiency.  The mechanical ventilation through evaporative cooling systems and VRF systems for air conditioning of FADESA allowed for a complete cleaning and renewal of the air in the premises prior to occupation, to eliminate contaminants and operate every day to maintain ideal conditions inside the premises.

FADESA was designed to achieve the best conditions of thermal and visual comfort for users, guaranteeing comfortable temperatures and adequate air renewals to keep the building and its occupants healthy.
