FM Logistic Hanoi Stage 1 is a logistics platform located in the North of Vietnam. It includes 21,090 m² of warehouses and offices which were delivered in 2020 and aims to be a multi-customer logistics center operated by FM Logistic.
These buildings are part of the FM Logistic and NG Concept sustainable development strategy: obtain the LEED® or HQE™ certification for every new logistics site built.
The main highlights are as follows:
- energy savings: 38%
- water savings: over 45%
- heat island effect reduced thanks to a combination of light-colored roof and roads
- construction waste recycled by 81%
The main strategic aspects which have been implemented are listed in details according to the LEED categories:
Location & Transportation :
- 1 preferred parking space for carpool
- 1 electric charging station and 1 parking space for green vehicles out of 12 car parking spaces
Sustainable sites:
- Habitat restored: native vegetation and soil restoration
- 53% of vegetated open space
- Heat island effect reduced
- Light pollution reduction: careful selection and location of lightings
Water efficiency :
- water savings: over 45%
- 52% of water savings for landscaping thanks to a good selection of plants and low-flow equipment
- Water meters to track and lower consumptions
Energy & Atmosphere :
- energy savings: 38% (in cost)
- 100% LED lighting: high visual comfort, low-energy consumption, and no-mercury content
- Energy meters to track and lower consumptions
- Enhanced refrigerant management to lower the impact on greenhouse effect and ozone depletion
Materials & Resources:
- Activity waste area inside the buildings to better divert waste from landfills
- Building life-cycle impact reduction
- Sourcing of raw materials in a responsible manner
- Construction waste recycled by 81%
Indoor Environmental Quality:
- Low COV content for 100% of paints, adhesives, and floorings
- Enhanced Indoor Air Quality: entryway systems, increased ventilation, and Carbon dioxide monitoring
- Smoking is strictly forbidden indoors and only allowed in dedicated areas at a minimum of 8m from doors, operable windows, and air intakes to prevent exposure to tobacco smoke.
With this project, we have tried to implement the highest strategy, adapted to the local context and the logistics sector, and we are very proud that the project has achieved the LEED Gold® certification. FM Logistic has now LEED® platforms in Poland, Romania, Spain, Italy, ... and Vietnam.
