FM Logistic Ho Chi Minh Stage 1

FM Logistic Ho Chi Minh Stage 1 is a logistics platform located in the South of Viet Nam, close to Ho Chi Minh City. It includes 21220 m² of warehouses and offices which were delivered in 2023 and the site aims to be a multi-customer logistics center operated by FM Logistic.

These buildings are part of the FM Logistic and NG Concept sustainable development strategy: obtain the LEED® or HQE™ certification for every new logistics site built since 2012.

The main highlights are as follows:

• Energy savings: over 40%
• Water savings: 57% and reuse of rainwater
• On-site renewable energy
• Construction waste was recycled by 79,8%
• Heat island effect reduced

The main strategic aspects that have been implemented for the overall site are listed in detail according to the LEED categories:

Location & Transportation:

• 2 preferred parking spaces for carpooling
• 1 electric charging station and 1 parking space for green vehicles out of 16 car parking spaces

Sustainable sites:

• Heat island effect reduction: white roof, grey concrete roads, and green spaces 
• Light pollution reduction: careful selection and location of lighting

Water efficiency:

• 57% of water savings (potable water) thanks to low flow and low flush fixtures
• Reduced needs for irrigation for landscaping thanks to a careful selection of native plants
• 75 m3 rainwater recovery tank for toilets and watering green spaces, designed to withstand the local climate
• Water meters to track and lower consumption

Energy & Atmosphere:

• Energy savings of over 40% (energy cost) thanks to an efficient building envelop and heating & cooling systems
• 100% LED lighting: high visual comfort, low energy consumption and no-mercury content
• Energy meters to track and lower consumption
• On-site renewable energy: electricity produced by a 100 kWp photovoltaic installation

Materials & Resources:

• 78,9% of waste recycled during construction activity
• Dedicated activity waste area to better divert waste from landfills
• Building life-cycle impact reduction
• Sourcing of raw materials in a responsible manner

Indoor Environmental Quality:

• Low COV content for paints, adhesives, and floorings
• Indoor air quality test
• Enhanced Indoor Air Quality: carbon dioxide monitoring
• Smoking is strictly forbidden indoors and only allowed in dedicated areas at a minimum of 8m from doors, operable windows, and air intakes to prevent exposure to tobacco smoke.
