FM Logistic - Illescas Stages 4 and 5

FM Logistic Illescas Stages 4 and 5 are part of a logistics platform located in the Center of Spain, between Madrid and Toledo. It includes 2 additional warehouses and an office building, of 18 141 m² in total, which were delivered in 2023 and the site aims to be a multi-customer logistics center operated by FM Logistic.

These buildings are part of the FM Logistic and NG Concept sustainable development strategy: obtain the LEED® or HQE™ certification for every new logistics site built since 2012.

The main highlights are as follows:

• Energy savings: 83%
• Water savings: 54%
• Construction waste: recycled by 87%
• Extension of the existing photovoltaic power plant

The main strategic aspects that have been implemented for the overall site are listed in detail according to the LEED categories:

Location & Transportation:

• Electric car charging stations and preferred parking spaces for carpooling and green vehicles to promote low-carbon mobility
• Bicycles racks and showers to encourage green mobility

Sustainable sites:

• Open space: high-quality open space is provided for the building users
• Native and low-water demanding plants for the green spaces

Water efficiency:

• 54% of water savings (potable water) thanks to low-flow fixtures
• Water meters to track and lower consumption

Energy & Atmosphere:

• Energy savings of over 85% (energy cost) thanks to a high-performance envelope, LED lights solar hot water heating, and efficient heating, air-conditioning, and ventilation systems
• 100% LED lighting: high visual comfort, low energy consumption, and no-mercury content
• Energy meters to track and lower consumption
• Extension of the existing photovoltaic power plant to 99 kWp for the entire site 

Materials & Resources:

• Waste dedicated areas to reduce the waste that is generated by building occupants and hauled to and disposed of in landfills
• 87% of construction waste was recycled in 7 material streams
• Whole building life-cycle assessment to know and reduce the building impact on e.g. global warming, and implementation of a low-carbon concrete pavement.

Indoor Environmental Quality:

• Smoking is strictly forbidden indoors and only allowed in dedicated areas at a minimum of 8 m from doors, operable windows, and air intakes to prevent exposure to tobacco smoke
• Choice of low-polluting materials promoting healthier indoor air
• Carbon dioxide monitoring to promote occupants’ comfort, well-being, and productivity by improving indoor air quality
• Light pollution reduced thanks to the proper selection and location of outdoor light fixtures

With this project, we have tried to implement the highest strategy, adapted to the local context and logistics sector. We are very proud that the project has achieved the LEED Gold® certification.

FM Logistic has now LEED® platforms in Vietnam, Poland, Romania, Italy, India, ... and Spain.
