FM Logistic Vellezzo Bellini Stage 3 is part of a logistics platform located in the North of Italy, close to Milano. It includes additional 13,479 m² of warehouses and offices which were delivered in 2021 and the site aims to be a multi-customer logistics center operated by FM Logistic.

These buildings are part of the FM Logistic and NG Concept sustainable development strategy: obtain the LEED® or HQE™ certification for every new logistics site built since 2012.

The main highlights are as follows:

  • Energy savings: over 29%
  • Water savings: over 46%
  • Construction waste was recycled by over 80%

The main strategic aspects which have been implemented for the overall site are listed in detail according to the LEED categories:

Location & Transportation:

  • 12 electric car charging stations and preferred parking spaces for carpooling and green vehicles to promote low carbon mobility
  • Bicycles racks and showers to encourage green mobility

Sustainable sites:

  • Open space: high-quality open space is provided for the building users
  • Native and low-water demanding plants for the green spaces

Water efficiency:

  • Over 46% of water savings (potable water) thanks to low-flow fixtures
  • No irrigation for landscaping thanks to local plants
  • Water meters to track and lower consumption

Energy & Atmosphere:

  • Energy savings over 29% (energy cost): efficient building envelop and HVAC systems
  • On-site photovoltaic system to produce electricity
  • 100% LED lighting: high visual comfort, low-energy consumption, and no-mercury content
  • Energy meters to track and lower consumption

Materials & Resources:

  • Waste dedicated areas to reduce the waste that is generated by building occupants and hauled to and disposed of in landfills
  • Over 80% of construction waste was recycled in at least 6 material streams
  • Whole building life-cycle assessment to know and reduce the building impact on e.g. global warming

Indoor Environmental Quality:

  • Smoking is strictly forbidden indoors and only allowed in dedicated areas at a minimum of 8 m from doors, operable windows, and air intakes to prevent exposure to tobacco smoke.
  • Individual interior lighting in offices for comfort
  • Carbon dioxide monitoring for offices to promote occupants’ comfort, well-being, and productivity by improving indoor air quality

With this project, we have tried to implement the highest strategy, adapted to the local context and logistics sector. We are very proud that the project has achieved the LEED Silver® certification.

FM Logistic has now LEED® platforms in Vietnam, Russia, Poland, Romania, Spain, India, and Italy.
