The Fourth Ward Offices, located within the larger New City Properties mixed-use development, offer over 500,000 square feet of class-A office and retail space in two bridge-connected towers. Situated within 14 acres between the Historic Fourth Ward Park and the Atlanta Beltline, the LEED Gold certified project features leading design by Olson Kundig and Future Green Studio and is part of one of the largest and most transformative mixed-use developments in the Southeast.
The project presents an imaginative blend of public and private spaces to seamlessly integrate and stitch together an already thriving community. Organized around a central thoroughfare that doubles as a public civic plaza space, the building creates new urban connections between the adjacent Historic Fourth Ward Park and Atlanta Beltline corridor. The office buildings successfully merge a future-looking sustainability agenda with a design that activates the public realm.
The building includes sustainable design features that reduce energy consumption, address stormwater runoff, and encourage alternate forms of transportation. The main plaza will connect to the planned light rail station on the Beltline, and the building will incorporate a bike path that connects to the Beltline Bicycle Trail and inner‑city bike trails beyond. The high floor‑to‑floor heights along with the optimized floorplates are designed to maximize spatial daylight autonomy. Utilizing extensive daylight and thermal modeling, the design team is creating a building façade that will enhance building performance while maintaining daylight and thermal comfort for occupants.
