Grandview Yard is a $1 billion mixed-use development encompassing more than 125 acres in Grandview Heights, Ohio, just minutes from downtown Columbus and The Ohio State University. The project includes 1.4 million square feet of office, restaurants, retail and hospitality, as well as community parks and 1500 residences.

The LEED-ND program launched in 2009, coinciding with the first phase of development at Grandview Yard. The project was pre-certified in 2013, and achieved LEED-ND certification in November 2022.

Grandview Yard is the first certified project in the state of Ohio and the largest in the U.S.

Grandview Yard achieved LEED-ND Certified status for implementing practical and measurable strategies and solutions in areas including sustainable site development, smart location and linkage, neighborhood master planning and design, materials selection, energy efficiency, and green building infrastructure and buildings.

The specific features of Grandview Yard that reflect the LEED-ND certified standard include a high-density master plan developed on a blighted, formerly industrial site, a comprehensive on-site remediation and reclamation strategy used to transform the blighted industrial district into a vibrant mixed-use urban community, and a design that complemented a compact neighborhood with a diversity of land uses—including pedestrian-friendly sidewalks, highly landscaped streets, building facades, 3-acres of public parks and green spaces, pedestrian and bicycle-friendly circulation flow, and access to public transportation.

The formerly blighted industrial district included the former Big Bear warehouse site. The comprehensive onsite remediation and reclamation strategy included ~80% of the warehouse buildings and contents being salvaged or recycled. In fact, ~60% of all recycled materials were reused in the Grandview Yard development. Recycled concrete was reused under parking lots, building pads, foundations and sidewalks. Sand, gravel and crushed asphalt was reused as parking lot support. Wood products were pulped, processed, and reused as much. Machinery and reclaimed steel was sold or scrapped for recycling, and plastics and copper wiring were recycled.

Individually LEED-certified mixed-use and office buildings exist throughout the project, as well as environmentally responsible mobility options, and six certified green projects that significantly reduced negative environmental effects through better building performance.
