The building's area is about 11,000 square meters and was constructed as an alliance project. Hiukkavaara Community Center includes school grades 1-9, a day care center, public library, adult education centre and sports hall. The Hiukkavaara Community Center has achieved LEED for Schools Gold certification by focusing on sustainability as a key value in the design and construction process. The project site has been designed to fulfill varying occupant needs and sustainability factors, such as comprehensive rainwater management and large vegetated areas. Energy efficiency is maximized, and high-end technology has been used in HVAC equipment selection as well as in automated control of HVAC and lighting systems. Structures and windows have also been chosen to minimize heat loss. This provides great benefit to a city in such a northern location as Oulu, Finland. Low-flow water fixtures were installed and no irrigation is used to reduce potable water usage. Materials were selected to have minimum emissions to indoor air, and comfortable indoor thermal and acoustic conditions have been designed to meet the highest standards.
