Huitt-Zollars, Inc. a full-service design leader as an architectural/engineering firm, achieved LEED Gold for Commercial Interiors in its newly constructed office in Dallas, Texas. The office was a finish-out space within an office tower that received LEED Gold Core and Shell certification. Huitt-Zollars, Inc. was attracted to the 379,000-square foot, Class AA, 13-story office tower because it is a LEED Gold high-rise office building in Dallas. As the first tenant of 17Seventeen McKinney, Huitt- Zollars sought to uphold the sustainable standards set by the base building while reinforcing the company ideology "to constantly improve the quality of life in our world." The office design meets the requirements to improve a visitor's quality of life and exemplifies Huitt-Zollars commitment to sustainability.

The project began when the Huitt-Zollars design teams developed a LEED implementation plan that incorporated high-performance design strategies. Combined, these elements assisted in achieving the goal of a high-quality, open floor plan and created a collaborative, healthy environment for employees, clients, and visitors. The space provides the opportunity for Huitt-Zollars to take an active leadership role in demonstrating successful implementation of high-performance design to future clients. The cost of implementing LEED for the office only accounted for 2 percent of the total budget.

The 40,000-square-foot office space occupies one-and-a-half floors and offers a variety of amenities to employees. Amenities include an on-site fitness center with shower and changing facilities; preferential parking for low-emitting, fuel-efficient vehicles; electric car charging stations; and easy access to mass transit. The office was designed to provide 97 percent of employees' views to the outdoors while the interior offices utilize transparent walls to provide views and daylighting to 77 percent of the employees. The use of low-flow faucets, urinals, and toilets has also allowed Huitt-Zollars to achieve a 36 percent water use reduction compared to conventional fixtures. The incorporation of occupancy sensors, daylight harvesting sensors, and enhanced commissioning all serve to minimize power consumption, which can be verified through the office's electrical sub-metering. Notable high-performance design features include the use of low-emitting materials, utilizing recycled and refurbished content for 84 percent of all materials installed, and incorporating materials that were manufactured within 500 miles of the office (accounting for 41 percent of the materials used in the new office space).

The most noteworthy accomplishment came from a group effort in recycling. Huitt-Zollars' employees and project contractors combined efforts to divert 81 percent of the office relocation waste and construction waste/debris from the landfill. The amount diverted weighed more than 96 tons, equal to 192,000 pounds. This effort was initiated during the "clean out process" from the old office space and continues today in the new office. Every cubical, office, and work area is equipped with a trash and recycle bin; additional recycling bins are located throughout the office, along with a recycling/trash bank located in the break room and coffee bar areas.


Site Context

The Huitt-Zollars office is located at 17 Seventeen McKinney Avenue, in the heart of the new developing urban landscape of Dallas located at the crossroads of uptown and downtown, on the corner of Akard and McKinney. Community connectivity is one of the top sustainability features of the property, commanding a walkscore of 88. The new building is located within a half-mile of the urban mass transit rail system, including the McKinney Avenue Trolley, DART, and TRE; the Arts District and the future Woodall Rogers Deck Park; American Airlines Center; and Victory Park. The building is strategically located in close proximity to the major transportation network connecting the greater Dallas Fort Worth area.
