The building was developed by Irvine Ranch Water District, an independent public entity that provides drinking water, wastewater management, and other services to around 380,000 residents countywide. The overall Campus is called The Source H20.

It is unique because it has a large area of diverse outdoor amenity spaces, including a basketball court, as well as extensive daylighting and open views of the surrounding area.

Well known for its water conservation projects, the Irvine Ranch Water District strives to conserve power and reduce dependency on fossil fuels as well.

The building is the first in the portfolio to pursue LEED Certification but sets a precedence for the Water District facilities as well as their expanding portfolio. This project includes a two-story atrium design across a 13.5-acre site. The 69,968-square-foot building will feature a unique bi-fold glass wall system to bring the outdoors indoors. Amenities include a fitness area, sports court, game terrace, and a rooftop deck.
