One Choke Cherry Rd. is an eight-story, 228,000-square-foot office building located right off the I-270 corridor in Rockville, Maryland, and was built by JBG in 2004. Nearby housing includes the nationally recognized King Farm community and newly built Gables Upper Rock. The building also includes a fitness center, a shuttle service to the nearby Shady Grove Metro station, and a conference facility.

One Choke Cherry blends the accessibility of Rockville Maryland area with Class A quality office and retail space. By committing ourselves to the goals of smart growth and civic responsibility, JBG seeks to develop buildings that improve communities while preserving our environment and conserving our resources. Our ground-up approach focuses on the strategic design, development and management of properties that result in energy efficiency, resource conservation and waste reduction.

As a result of pursuing LEED EB:O&M certification One Choke Cherry was able to decrease its carbon footprint and environmental impact, while improving the overall building’s quality and allure. To achieve this, JBG retrofitted the building by updating all lighting in 2010, installed motion detectors on water fixtures and lighting controls, updated AHU motors and water condensers with VFD (variable frequency drive), optimized the Energy Management System, and reviewed and improved operating practices.

The property improvements allowed the building to reach an ENERGY STAR score of 85. The energy consumed was also 100% bought in Renewable Wind Energy Credits. This is a reduction of nearly 594 metric tons of carbon emissions per year over the 2007 baseline. Occupants also strove to be more sustainable by commuting to work using Metro train or other alternative transportation 17.5% of the time. They helped to recycle 71% of all building waste including items like batteries, electronics, and lamps which were 100% recycled. Water efficiency achieved exemplary performance mainly from the installation of dual flush systems.

These impressive results could not have been accomplished without the support of the property team at One Choke Cherry and the vendors Pritchard Industries, Capitol Landscaping, Great Forest, Bluestone Energy, and Equiparts. This certification is a tremendous honor for One Choke Cherry and it supports JBG’s vision to develop and maintain sustainable buildings.
