Lomas Altas Parque Corporativo

Lomas Altas Parque Corporativo is a new corporate building encompassing 31,040 m² of usable area across six levels. It features 795 parking spaces in basements and is situated in a developed area close to residential zones, commercial services, and public transportation. The facility provides bicycle parking, showers, and changing rooms, and its parking is limited to the minimum required by local regulations, with preferential spots for efficient vehicles.

The building's rooftop includes reflective surfaces, and its outdoor areas are landscaped with vegetation. Lomas Altas Parque Corporativo achieves a 76% reduction in potable water usage through:

• Efficient bathroom fixtures, sinks, and showers.
• An on-site treatment plant.
• Reuse of treated water for bathrooms and irrigation.

Energy needs are minimized by incorporating shaded lower-level floors, high-efficiency glass, and climate-appropriate construction materials. Energy consumption is further reduced through an efficient chilled water air conditioning system and lowered electrical load for lighting, projecting a 16.5% annual energy cost savings.

The project features a centrally monitored electronic measurement network. The refrigerants used in the air conditioning system are free of chlorofluorocarbons and have low ozone depletion and global warming potential. A commissioning process was conducted to ensure that all energy systems and components met the owner’s requirements and complied with applicable standards.

Twenty percent of construction materials were recycled, and 25% were sourced and manufactured locally. The building includes designated spaces for temporary storage of recyclable waste generated during operation. It also boasts an intelligent ventilation system that exceeds ASHRAE's minimum air renewal rates by 30%.

All interior and exterior spaces are smoke-free, achieving thermal comfort in 100% of indoor areas, with 90% offering exterior views. Low-emission adhesives, sealants, and flooring materials were used throughout the interiors. Lomas Altas Parque Corporativo has excelled in urban density performance and water consumption reduction, featuring innovations such as a green education program, a green cleaning policy, and a waste management policy.
