MERLIN PROPERTIES - Adequa Ed. 3

The building “MERLIN PROPERTIES- ADEQUA Ed. 3” is part of a master site P.E. ADEQUA located in Madrid. It was built in 2005 and its main use is office space and it is owned by MERLIN Properties and currently occupied by the company Técnicas Reunidas.

The building has eight floors above ground for office use (a low level and 7 additional floors) and 3 floors below ground dedicated to parking space. The total site area reaches 60.833 m2 some of which are green spaces.

This project is operated and maintained following USGBC’ sustainability criteria for Existing Buildings. The project has obtained a PLATINUM certification with the participation of the owner (Merlin Properties), the building tenant (Técnicas Reunidas) and LEED Consultants (Minsait).

One of the most distinguished features of the project is the high level of efficiency in terms of building’s energy consumption throughout the year. Consequently, it makes possible to reach the highest punctuation regarding building energy performance. Moreover, it should be noted that the building facilities are extremely well operated and maintained, so the best equipment performance is obtained. Both, energy efficiency and quality maintenance tasks are due to an excellent energy manager and maintenance team.

Other important aspects related to building sustainability are:

- 82,5% of the building occupants normally choose a sustainability alternative transportation to go to their job.

- More than 70% of parking lots are placed below ground level reducing heat island effect.

- 63.54% of outdoor water reduction is achieved.

- 40% of the indoor lightning are LED fixtures.

- 3.296 MWh of Green-e certified Renewable Energy Certificates have been purchased to compensate for the building’s emissions.

- Existing efficient water supply fixtures, such as efficient toilets, urinals and public lavatory faucets led to a 49,44% potable water savings. v

- The health and comfort of the occupants is addressed by the existing 100% outdoor air Air Handling Units and surveys regarding comfort in the office are provided to employees each year in order to provide the best possible working environment.

- At least 84% of regularly occupied floor areas has access to quality views.

- Green cleaning materials and products purchasing represent at least 66,45% by cost.
