This project is Operation & maintenance USGBC’ sustainability criteria most updated version for Existing Building EBOM). The project has obtained a GOLD certification with the participation of the owner (Merlin Properties), maintenance Companies, tenant and LEED Consultants.
One of the most distinctive features of the project is its high level of sustainability in terms of location and transportation, sustainable sites, water efficiency in indoor and outdoor water reduction, energy and atmosphere in optimizing energy performance and improvement of indoor environmental quality views. The following are the most important improvements related to the sustainability of the building:

• The 91.46% of the ocupancy to take a Sustainability transportation with this can reduce the heat island.
• Additionally, 85,09% of vehicles are located underground, which reduces the urban heat island effect.
• The building has achieved a 49% improvement in energy efficiency. This has been achieved through the installation of LED lighting systems, improved HVAC system efficiency, and the implementation of passive energy-saving measures such as building orientation.
•The building has achieved a 100% reduction in outdoor water consumption and a 42,02% reduction in indoor water consumption. This has been achieved through the installation of efficient plumbing fixtures and the reduction of green spaces.
• The building has air handling units with 100% outdoor air and F7 efficiency filtration systems. This contributes to improving indoor air quality.
• The building has at least 65,01% of regularly occupied floor areas with access to quality views.
