Sanchinarro ED1 is a singletenant existing office building placed in Sanchinarro Business Park, a business park with two buildings located in María de Portugal 9-11, in Madrid, where INETUM company have established their main headquarters.
The building is compound by seven floors, five of them above ground for office use (a low level and four additional floors). Below ground, there are two floors for parking space. Besides, the total site area reaches 10.271,00 m2, where approximately 970,17 m2 are green spaces located outside, the rest is occupied by the two buildings and hardscapes.
This project is operated and maintained following USGBC’ sustainability criteria most updated version for Existing Buildings. The project has obtained a GOLD certification with the participation of the owner (Merlin Properties), the building tenant and LEED Consultants.
One of the most distinguished features of the project is the high level of sustainability in terms of alternative transport and energy performance. Due to the location of the building, a high percentage of occupants uses public transport for trips. Consequently, it makes possible to reach the highest punctuation regarding alternative transport. Moreover, it should be noted that the building facilities are extremely well operated and maintained, so the best equipment performance is obtained. Both, alternative transport, energy performance and quality maintenance tasks let the project obtain a high score.
Other important aspects related to building sustainability are:
- 85,9% of the building occupants normally choose a sustainability alternative transportation to go to their job.
- 78,31% of parking lots are placed below ground level reducing heat island effect.
- Existing efficient water supply fixtures, such as efficient urinals, showerheads, public lavatory faucets and kitchen faucets allow to obtain a 41,78% potable water savings. - An ASHRAE Energy Audit Level 2 has been developed in order to optimize facilities efficiency.
- A high-energy performance score (20 points) has been achieved considering multitenant energy consumptions.
- The building has a renewable energy generation system using photovoltaic panels. The photovoltaic system contributes to 12,84% of the energy consumed being renewable.
- All Lamps purchased are led and total mercury content per bulb is 0,00 picograms/lumen-hr.
- The health and comfort of the occupants is addressed by the existing 100% outdoor air Air Handling Units.
- At least 84,04% of regularly occupied floor areas has access to quality views.
