Puerta Naciones Ed.1 is a single tenant existing office building placed in Ribera del Loira 36-50 Business Park, a business park with four buildings located in Campo de las Naciones in Madrid, where Roche Farma España have established their main headquarters.
This project is operated and maintained following USGBC’ sustainability criteria most updated version for Existing Buildings. The project has obtained a PLATINUM certification with the participation of the owner Merlin Properties, the building tenant Roche Farma and the LEED Consultant team of NTT DATA.
The building is compound by six floors above ground for office use. The building has a parking underground and green spaces in the business park. It has easy access to the airport via the M-11 and is well connected by bus and metro.
One of the most distinguished features of the project is the high level of sustainability in terms of alternative transport and energy performance. Due to the location of the building, a high percentage of occupants uses public transport for trips. Consequently, it makes possible to reach the highest punctuation regarding alternative transport. Moreover, it should be noted that the building facilities are extremely well operated and maintained, so the best equipment performance is obtained. Both, alternative transport, energy performance and quality maintenance tasks let the project obtain a high score.
Relevant related to building sustainability are:
- A high-energy performance score (20 points) has been achieved considering multitenant energy consumptions.
- High percentage of the building occupants normally choose a sustainability alternative transportation to go to their job.
- Existing and new water supply fixtures are efficient, such as showerheads, public lavatory faucets and kitchen faucets, allow to obtain a 45% potable water savings.
- Roche Farma purchased 100% of energy with Guarantee of Renewable Origin, and the building´s photovoltaic system contributes as well to a the highest performance score (5 points) in Renewable Energy and Carbon Offsets credit.
- During the performance period, a large portion of Roche Farma's ongoing consumable purchases were sustainable, as well as the electric-powered equipment, in line with its sustainable purchasing policy.
- During the performance period, the vast majority of the Roche Farma`s cleaning products were sustainable, as well as the 100% of the electric-powered equipment’s (no direct carbon emissions).
- The health and comfort of the occupants is addressed by the existing outdoor air Air Handling Units, managed efficiently by a BMS
- At least 75% of regularly occupied floor areas has access to quality views
