Príncipe de Vergara 187 is an existing office building located in Madrid where URIA Menedez has established their headquarters.

The site area is contains two buildings: Edificio Principal and Edificio Anexo 1. Edificio Principal is compound by twelve floors, eleven of them above ground for office use (a low level, and ten additional floors) whereas Edificio Anexo 1 is compound by three floors, two of them above ground for office use. Below ground, there are two shared floors for parking space. Besides, the total site area within the LEED Project Boundary reaches 2.926,02 m2.

This project is operated and maintained following USGBC’ sustainability criteria v4 for Existing Buildings. The project has obtained a GOLD certification with the participation of the owner (Merlin Properties), the building tenant and LEED Consultants.

One of the most distinguished features of the project is the high level of sustainability in terms of alternative transport. Due to the location of the building, a high percentage of occupants uses public transport for trips. Consequently, it makes possible to reach the highest punctuation regarding alternative transport. Moreover, it should be noted that the building facilities are extremely efficient, so the best equipment performance is obtained. Both, alternative transport and energy performance let the project obtain a high score. Other important aspects related to building sustainability are:

- Approximately 83,65% of the building occupants normally choose a sustainability alternative transportation to go to their job.

- 100% of parking lots are placed below ground level reducing heat island effect.

- Existing efficient water supply fixtures, such as efficient urinals, showerheads, public lavatory faucets and kitchen faucets led to a 36,76% potable water savings for Edificio Principal and 42,66% for Edificio Anexo 1.

- An ASHRAE Energy Audit Level 2 has been developed in order to optimize facilities efficiency.

- A energy performance score of 13 points has been achieved considering energy consumptions.

- Lamps purchasing has led into a total mercury content per bulb of 0,00 picograms/lumen-hr).

- The health and comfort of the occupants is addressed by the existing 100% outdoor air Air Handling Units.

- At least 81,96% of regularly occupied floor areas has access to quality views.
