In Omonia, one of the oldest and most central squares in Athens but also a very important commercial hub, is the "Saroglio Megaro". The building was one of the few large buildings (over 10,000 sq.m.) that remained unused in the center of Athens.

As part of the development of the property by DIMAND, renovation work was done to operate as a 3-stars hotel, the first Moxy Hotel of the Marriott group in Athens and the first hotel in Greece certified according to the international sustainable development certification system LEED at GOLD level.

The aim of the project was to convert the existing building into a modern hotel with two hundred (200) rooms, while fnb spaces were also created on the ground floor. Regarding the redesign of the building, a holistic approach was followed in order to satisfy the requirements of the new hotel use as well as Marriott's international specifications, while at the same time satisfying the basic principles of bioclimatic design.

The shaping of the external movable shadings of the façade refers to the olive leaves. In contrast to the fixed façade, a kinetic face is launched in this project which according to the wishes of the users, constantly pulsates like olive leaves moved by the wind.

Internally, the installation of automations and a BEMS control system ensures the saving of energy but also the creation of a pleasant and modern interior environment for both visitors and employees.

The use of innovative materials and solutions gives the required aesthetic output that is the "identity" of MOXY hotels, while at the same time the materials have low carbon footprint.

In addition, an important feature of the building is the planted roof which creates pleasant visual conditions while contributing to the upgrading of the microclimate of the area.

The operation, energy, and aesthetic upgrading of both the building and the wider area satisfies the requirements of the modern traveler as well as the need for sustainable development within the urban centers.
