TolucaPark Nave 1 is located in Lerma de Villada, México. It is a Core & Shell warehouse certified LEED GOLD in September 25, 2019.

The architectural project consists of a mixed-used building with two main uses: warehouse and office spaces. The Core &Shell scope of work is limited to the following: architecture (structure, facades, roofing, and exterior common areas), electrical installation (electrical connection and energization of substations only), plumbing (potable water lines and intakes for the building´s exterior and interior, and sewer connection), HVAC (natural ventilation for the warehouse, only), hydraulic pumping, and fire protection. All final finishes of the systems and the interior are part of the tenant´s scope of work. Therefore, the tenant committed to comply with all the necessary efforts to achieve the LEED certification through clauses in a tenant lease agreement.

The most important achievements of the certification process are summarized below:

• 100% of wastewater is treated to the tertiary level • 89% of energy savings in interior lighting and 62% in exterior lighting (compared to a base building)

• 53% savings in the annual energy cost (compared to a baseline building) resulting from the implementation of an electric charge reduction strategy for lighting and optimum design of the HVAC system.

• 42% of the construction materials have been manufactured within 500 miles from the project site (based on cost).

• 38% reduction in interiors potable water use with water-saving fixtures (compared to a baseline building with the same characteristics)

• 19% of construction materials were made from recycled products
