NL Escobedo II is an innovative industrial facility located in the city of Escobedo, Nuevo León. As the first expansion to obtain LEED Certification for the developer (IGS / CENTINELA Property), the project’s space distribution was tailored to meet the tenant’s specific needs. This customization resulted in cost savings that surpass those typically achieved in similar developments.
Designed and constructed with an integrative approach, NL Escobedo II prioritizes environmental sustainability and energy efficiency. The facility encourages the use of efficient transportation by offering preferred parking for energy-efficient vehicles, carpooling, and electric vehicle charging stations.
During construction, an impressive 94.64% of generated waste—including concrete, wood, and scrap—was diverted from landfills. With a total waste density of just 2.48 lb/ft², the project ensured responsible waste management practices and achieved exemplary performance in the LEED credit.
