Parque Industrial PIT Mexico - Nave 3

Nave 3 is part of a Campus project located in Tepotzotlan Estado de Mexico. The Campus “Convento CityPark” covers an area of 178,431.37 m2 and will house a total of 8 warehouses once it is finished. Nave 3 is a core and shell warehouse for leasing. The spaces within the warehouse will be equipped and finished by the tenant as per their needs. The architectural project features two main uses: a distribution center and administrative offices. The expected occupancy is 150 full time employees, according to the owner’s experience in similar projects. The project achieved energy and water savings through adequate planning in all aspects including material resources selection, project location, building envelope, low-flow water fixtures, among others.

The main achievements are summarized below:

• 100% of wastewater is treated on campus at a tertiary level.
• 100% reduction in the use of irrigation water for green areas, using plants not requiring water beyond their adaptation period.
• 58% savings in the annual energy cost (compared to a baseline building), achieved mainly by selecting low consumption luminaries and the use of both occupancy and daylight sensors.
• 47% of the building materials come from the project’s region (based on cost).
• 41% reduction in water consumption (compared to a baseline building with the same characteristics) using water-saving fixtures.
• 30% of additional outdoor air than the minimum required by ASHRAE.
• 20% of recycled content in building materials (by cost).

What makes this core and shell unique is that it marks the beginning of Hines’ commitment to adopt sustainable practices and make their projects more efficient and more environmentally friendly.
