Piraeus Port Plaza 2 - Building Z

The new 6 story office building is a rectangular shaped construction. It is located adjoined to the existing renovated building E on Dragatsaniou Str.(to the east) , with the scope of creating a large open space between the building and the preserved monumental building of the plot, to the North side.

The main entrance to the building is located on the central north point of the Ground floor, through a recessed semi-open area reflecting the volume of the monumental building across the plot. Access to all office buildings of the plot is given strictly through the open area of the plot.

The two underground parking levels are serving all the buildings of the plot, providing a total parking capacity of 114 vehicles. Immediate access to the parking areas is given from the Ground floor of the New Building Z..

On the Ground floor a large open space is being formed to house the reception and lobby area, along with a large break area for the employees with a seating area, a dinning area, a kitchenette for food warming. The lockers for all employees are placed on the opposite site right in front of the public WC area, a cleaners’ storage, and a closed security office overlooking the entrance to the underground parking areas. A large meeting room is placed separated from all other uses to provide maximum privacy.

The Ground floor level is a double height floor with an internal mezzanine located opposite to the main entrance. Three staircases and one elevator provide access to it. This floor houses private management offices and meeting rooms, while it has a kitchenette and wc area.

All auxiliary areas of every floor (wc, storage, data rooms) are located on the northeast corner, which is the least naturally lit point of every floor. The remaining surface of all levels works as an open plan office space.

The design concept of all office areas is industrial (reminding of the nearby buildings history) with unconcealed airways, suspended lighting and piping and vinyl finish false floors.

On every floor of the building, there is provision for sound proofing and sound absorption and natural light enhanced by technical means strategically. All working stations in the main open office area have a view of the outside and a unique view of the port of Piraeus to the South and the surrounding Athenian mountains to the North.
