Piraeus Port Plaza 3 - Building B consists of (7) floors and (2) basement and is part of the  “PIRAEUS PORT PLAZA 3” property, located in the building block 139 in Piraeus and surrounded by the streets Macromichali, Papastratou, Vlachakou and Gravias. The building complex was built to house the tobacco Industry of Papastratos S.A. which has been operating until 2008.

Building B was built during the 1940s and 1950s, while the 4th, 5th and 6th floors were added in 1960. Tobacco production began on site in the early 1930s. In building B, non-smoke related materials were stored, as well as the engine room. Prior to 1998, this building was used for packaging. In 1998 cigar works were also carried out. Finally, in building B the staff’s offices were allocated. Its use stopped in 2008.

The exterior facades on Gravias and Vlachakou streets are to be maintained morphologically. The glazing and window casing have been replaced in initial openings. For structural reasons a small percentage of the glazing has been replaced, keeping the same proportions and design of the existing elevations. Thermal insulation has been added on the existing facades for the optimization of the buildings. In the building’s courtyard elevations, a new skin has been created with new window openings and fixed HPL panels and horizontal drywall surfaces incorporating lighting and shading elements. The design decisions and choices of new materials have been critical to optimize the natural lighting and ventilation of interior spaces.

Building B includes following uses: Ground floor includes the general entrance, shops (currently treated as unfinished spaces) as well as the entrance to the offices and service spaces. The first basement includes storage and M.E.P. spaces, conference rooms for office users and shops in continuance of the ground floor shops. The second basement includes storage and M.E.P. office spaces. On the main floors, open plan office spaces and meeting rooms are designed, manager room offices, auxiliary spaces, w.c., cleaner’s rooms and a data rooms. A new stairwell and elevator vertical core is designed as well as an external emergency exit stairway. Exterior air conditioning units are placed on the roof top, enclosed by aluminum louvers.
