The Casei Gerola Logistics Park covers an area of 110,000 sqm and occupies the area of a disused and abandoned industrial site.

This project is an emblematic example of an "ESG compliant" real estate development: built on the site of the Fornaci Laterizi Danesi, the project included the demolition of the existing buildings and thanks to the recovery of about 50,000 cubic meters of debris from the demolition (entirely reused for backfilling foundation excavations), the development had no impact on the surrounding agricultural land.

The two different new buildings, WHA and WHB, are equipped with high-efficiency MEP systems: air-condensed heat pumps with high COP and EER, LED lighting system with automatic controls, heat recoveries for ventilation with efficient filters and PV panels installed on the roof.

Potable water usage has been reduced using low-flow equipment, and the reuse of rainwater collected for flushes of toilets and irrigation has been limited using vegetation characterized by low water demand. In addition, the design of green areas was focused on maintaining and integrating local biodiversity, but also went far with the design of vertical green walls that will contribute to a further reduction in atmospheric CO2 emissions.

The local community has been an important stakeholder in the process with constant and continuous collaboration throughout the development phase. The municipality will benefit from important urbanization works such as the local school energy renovation.

With the support of CBRE's Sustainability team, the design and construction process led to the achievement of a LEED Platinum certification level for the building WHB, with a worldwide record score for Warehouses and Distribution Centers of 90 pts.
