The WPP project featured a merging together of multiple WPP companies, co-locating into one Detroit office space. The WPP office is located in the historical Detroit Financial District, in the Marquette building that was built in 1905. The project achieved LEED Gold certification for its high level of sustainability in minimizing the office spaces life cycle impact.
Some notable sustainable features include:
- Indoor water use reduction of over 35% due to high efficiency, low flow plumbing fixtures.
- Lighting power density reduction of 25% over the ASHRAE 90.1-2010 baseline.
- Advanced lighting controls (occupancy and daylight) and a full LED lighting solution.
- ENERGYSTAR rated appliances specified for over 86% of all new equipment.
Fundamental and Enhanced Commissioning services were used to ensure all systems were operating as designed. During construction over 56% of construction waste was recycled and donated instead of being sent to a landfill. Additionally, the project was able to utilize interior reuse of existing concrete flooring, ceilings, and interior walls.
A construction indoor air quality management plan was in place during construction of the office. Strict measures were implemented with the contractors to limit debris and harmful activity, keeping the construction team safe while ensuring good air quality for all occupants during and after move-in. To ensure the air quality, indoor air quality testing was completed prior to occupancy.
Finishes and building products used in the construction of the office were required to be low-emitting to help keep the air occupants breathe healthy. Products such as furniture, paints, adhesives, flooring, ceilings, and insulation were chosen to have low concentrations of VOCs (volatile organic compounds).
The office’s open layout allows all staff to enjoy the daylight and views from the perimeter windows. Over 75% of all regularly occupied space has one or more views to outside. WPP also has roof top patio providing beautiful views of the city with a green roof.
